Parker Ranch is seeking a land exchange with the state.

The proposed exchange involves 3.8 acres of land next to the ranch’s Lualai subdivision near Ala Ohia Road and Mamalahoa Highway.

The transfer would allow the ranch continuity of development with the subdivision, according to the state Department of Land and Natural Resources. It also would settle an encroachment of Ala Ohia Road onto the agriculture-zoned parcel.

In exchange, the ranch would give the state commercial/industrial income-producing property, the location of which will be determined later.

The state Board of Land and Natural Resources approved the transfer in concept Friday as well as a $1,000 fine for the road encroachment.

The board will consider final approval once the lands are appraised.
